Property Manager – The Shorebird

About the role

TRG Management is seeking a Property Manager to oversee The Shorebird community. The role involves managing day‑to‑day operations, tenant relations, and financial performance of the property.

Key responsibilities

• Prepare lease agreements, collect rents, and manage security deposits.
• Oversee bookkeeping, including mortgage, tax, insurance, and maintenance expense tracking.
• Coordinate property maintenance, alterations, and reconditioning within the annual operating budget.
• Hire or contract security, maintenance, groundskeeping, and onsite staff as needed.
• Purchase supplies and equipment for the property in line with budget guidelines.
• Monitor occupancy rates, lease expirations, and provide regular status reports.
• Assist owners with financing, purchasing, or selling decisions.
• Conduct periodic property inventories and condition assessments.
• Arrange utility transfers for new tenants.
• Support eviction processes in compliance with legal orders.

Required profile

• Associate’s degree (A.A.) or equivalent education.
• Six months to one year of related property management experience, or a comparable combination of education and experience.
